There are many ways in which we can help you get out of a bad real estate position.  The options are only limited by our collective creativity.  Here are a few of the most common scenarios:

Fix and Flip:  At this point, virtually everyone has seen or heard of house flipping shows on DIY Network.  We follow a similar process as they do on these shows, and this is the primary focus of our business.  We specialize in buying real estate in all conditions, regardless of level of disrepair or equitable position.  We have the ability to make a cash offer on your property and close the deal in the timeframe that works best for you.  This can help you offload your property quickly and minimize the financial impacts of holding onto that property for longer.  We renovate these properties using local material and workforce.  This process promotes local commerce, employs local workers, strengthens community relations, decreases unemployment rates and drives economic growth.  Additionally, we are taking neglected properties in ugly states of disrepair and renovating them into quality homes for the next proud homeowner.  This process improves the aesthetics of the area, discourages petty crime like trespassing and vandalism, increases the home value of the surrounding properties, increases the quality of life for local homeowners and promotes resourcefulness by recycling older buildings.

Buy and Hold:  "Buy and Hold" is simply the process of purchasing the property and then using it as a rental.  In some scenarios, there simply isn't enough equity (the gap between what it's worth and what is owed) for us to fix and flip the house.  In these cases, we would likely buy the property using creative financing and rent the property out to a tenant.  We can even rent the property back to you if needed.  There are several options in doing this, many of which, can help repair your personal credit if needed.  In scenarios where you are facing possible foreclosure, we can purchase the property subject to the current financing (ie. the mortgage that you already have on the property).  This process will allow you to walk away from the home while your credit is repaired by us bringing the payments back up to current.

Assistance Selling Your House:  If you want or need to sell your property but are not sure where to start, we have the best licensed realtors on our team that can help you get your house listed and sold.  There is a saying that 10% of realtors do 90% of the real estate work.  That saying couldn't be more true.  You don't want a cut-rate, retired-on-the-job realtor letting your property sit on the market for months on-end.  Our realtors are trained to run accurate and realistic comps. (comparable sales analysis) on your property so that you can make the best decision when selling.  Your property will also get maximum market exposure to attract as many buyers as possible.  A quality realtor is worth their weight in gold.

Who We Are:

We are a family owned and operated company.  We live, work and play in the same areas that we invest in real estate.  Our company is based in the Four Corners area of southwest Colorado.  We are currently purchasing real estate in southern Colorado, northern New Mexico, and the Colorado Springs area.  A unique benefit of working with us is that we offer cash purchases and a quick process.
